Below is a list of some of the things that you need to know about before extending your home.
Building regulations
Your house extension, even though it can be constructed under permitted development rights and you won’t need planning permission, all the extension work must get building regulation approval.
Building regulations set out all the requirements for your house extension structural integrity, it’s fire safety, energy efficiency, damp proofing, ventilation and other key aspects that all ensure a building is safe.
Very typical examples of building work that needs approval are as follows:
- All house kitchen, bedroom and lounge extensions
- Loft conversions
- Removal of load-bearing walls from internal structural alterations
- The addition of shower rooms, baths and toilets that need the draining of waste
- New heating appliances being added
- Any type of chimney or flues within the house
- New window opening
Will my planned extension add any value to my property?
If you are adding an extension to your property, then it makes sense that it’ll add a certain level of value to the overall property value. It’s difficult to find an exact match in terms of a property with the exact extension that you are planning to guide you on the extra value your property will gain but looking around for similar may give you an idea of extra value.
How big should the extension be?
It can be a common trap when planning your extension to think of it in terms of square metres and not in terms of what it’s actually adding size wise to the house. The bigger the extension is not always better with extensions; utilising space is better than just adding a larger area of space.
Extending above single storey
It’s always a temptation to extend upwards above a single storey, but it’s not always the case that the foundations will bear the weight of the new extension. This is something that we can advise you on.
Will my boiler be able to cope with the extra space?
With the additional space that the extension has created it’ll need your current hot water system to supply this new area and will it cope.
It’s best to work out before you extend what the new space will need to be heated efficiently and effectively and factor in to whether your current boiler will be able to cope with this requirement.
Access restrictions, do I need to factor this in?
Living in a terraced house with restricted access could bring you some problems in terms of design. The problem comes in that you might have limited options for construction methods. You also may need permissions from your neighbours to use their land whilst construction takes place or remove fences etc.
